Purchase prices are more reasonable than the city's reputation suggests. For a metro this size, an attending salary buys far more square footage than in New York, Boston, or coastal California, and there is inventory at a range of price points in the city and the suburbs.

Property taxes are the offset, and they are the number to underwrite rather than the sale price. Illinois taxes income at a single flat rate and local governments lean heavily on property tax, with bills that vary sharply between municipalities and taxing districts. Cook County assesses on its own cycle and runs its own appeal process, and the collar counties, DuPage, Lake, Will, Kane, and McHenry, operate separately. Homeowner exemptions generally have to be claimed.

Weather and seasons

Winter is long and gray, with lake effect snow, wind, and stretches of genuinely cold weather. Summers are warm and humid, and spring and fall are short and good. Lake Michigan moderates the lakefront, so an address near the water and one in the western suburbs do not always get the same storm.

The practical items are alley parking and snow removal in the city, and a driveway to clear in the suburbs. Older housing stock, which describes much of the city and the inner suburbs, means asking about heating, insulation, and drainage during the inspection. If your commute uses an expressway, a snow day is a scheduling problem, not a cancellation.

Recreation and family life

Start with the lakefront. The Chicago Park District maintains beaches and the Lakefront Trail along Lake Michigan, and Millennium Park, the Riverwalk, and the 606 trail are free and open. Lincoln Park Zoo, the Art Institute of Chicago, the Field Museum, the Shedd Aquarium, and the Museum of Science and Industry cover more rainy Saturdays than you will use.

Outside the city, the Forest Preserves of Cook County and the preserve systems in DuPage and Lake counties put trail networks near the suburbs, and Indiana Dunes National Park is a drive around the lake. Walkability exists on both sides of the city line, since many suburbs were built around Metra stations and have compact downtowns, Evanston, Oak Park, La Grange, and Naperville among them. The restaurant scene is deep and not confined to downtown.

Schools and education

Chicago Public Schools runs a citywide application for selective enrollment high schools, magnet programs, and other choice seats, so a city address does not automatically mean the assigned neighborhood school. Those deadlines run on the district's calendar, not on your start date, which is a common scheduling mistake for relocating families.

Suburban districts are structured differently than in most of the country. Many suburbs have a separate elementary district and a separate high school district, so one address sits in two systems with two tax levies. New Trier Township District 203, Evanston Township District 202, Oak Park and River Forest District 200, Hinsdale Township District 86, Township District 211 in the northwest suburbs, and Argo Community District 217 in the southwest suburbs are high school only districts, while Naperville Community Unit District 203 and Indian Prairie District 204 cover all grades. Look up both districts for an exact address before comparing two houses.

Higher education is dense. Northwestern University, the University of Chicago, the University of Illinois Chicago, Loyola University Chicago, DePaul University, and Illinois Institute of Technology all sit inside the metro, which gives a spouse finishing a degree or changing fields unusual range.

Commutes and getting away

Your hospital decides whether transit works. CTA rail serves Streeterville and the Illinois Medical District, which has its own Blue Line station, and Metra runs commuter lines from the suburbs into downtown terminals. University of Chicago Medicine in Hyde Park is served by Metra Electric and buses, and Loyola in Maywood is a highway commute. The expressways, the Kennedy, the Edens, the Eisenhower, the Stevenson, the Dan Ryan, and the Tri-State, are the alternative, and reverse commutes often beat peak direction ones.

Do this before you buy: take the actual trip, at the actual hour, on a weekday, including parking. A Metra line that runs frequently at rush hour can be sparse when you leave after a late case, and that is the schedule a physician actually lives on.

Air service is a real advantage here. O'Hare International Airport is a hub for both United and American, with a nonstop map covering most of the country and a long international list, and Midway International Airport is a Southwest hub on the southwest side.
