Physician Mortgage Loans in Columbus, Ohio

Columbus is built around a very large university medical center and a pediatric hospital with a research campus of its own, in a metro that keeps growing without pricing itself out. For a physician household that combination is rare. Here is how to read the map before you commit to a suburb or a school district.

Kansas City skyline at twilight with Union Station's illuminated arches in the foreground and downtown skyscrapers glowing against a purple and pink sunset sky.

Columbus medicine has two centers of gravity, and they sit within a few miles of each other. The Ohio State University Wexner Medical Center runs the university hospitals on the west side of campus, including a Level I trauma center and the Ohio State University Comprehensive Cancer Center, Arthur G. James Cancer Hospital and Richard J. Solove Research Institute, which holds a National Cancer Institute comprehensive designation. Just south, Nationwide Children's Hospital houses the Ohio State College of Medicine Department of Pediatrics and runs a research institute of its own.

OhioHealth and Mount Carmel fill in the rest of the map, and the metro keeps adding people, which is the part that changes a physician home search. Inventory, new construction and school district growth all behave differently in a metro that is expanding than in one that is not. We asked physicians and their families what they weigh when they move, and the sections below follow that ranking.

What physician families rank #1 · 27%

Cost of living for a physician household

Columbus is the unusual case of a large, growing metro that has not priced itself out. An attending salary here goes further than in Chicago, the Northeast corridor or coastal California, and it does so without asking a household to trade away a major medical center or a real airport. That combination is why Columbus keeps showing up on lists next to metros twice its cost.

Ohio adds a wrinkle that catches relocating households by surprise. Municipal income tax is levied by the city where you work and, in many cases, by the city where you live, with credits between them that vary by municipality. A physician working at Ohio State inside Columbus city limits and living in a suburb such as Dublin, Powell or New Albany is dealing with two municipalities, not one. It is routine here and entirely manageable, but it belongs in a conversation with a CPA before you assume a take home number.

Property taxes are levied at the school district level and reassessed by the county auditor on a cycle, so two homes at the same price in different districts can carry different monthly costs. Model your actual target with taxes and insurance in the mortgage calculator, then read the Ohio physician mortgage guide.

Where Columbus physicians work

The Ohio State University Wexner Medical Center is the academic anchor, with the university hospital, the James and a Level I trauma center on the main campus, plus community sites across the metro. Nationwide Children's Hospital is the pediatric center and, as the home of the Ohio State College of Medicine Department of Pediatrics, it is where pediatric training and pediatric research both happen.

OhioHealth is a large not for profit system with a network of hospitals across central Ohio, including Riverside Methodist Hospital on the north side and Grant Medical Center downtown, which carries its own Level I trauma center designation. Mount Carmel Health System, part of Trinity Health, operates Mount Carmel East, Mount Carmel Grove City, Mount Carmel St. Ann's in Westerville, Mount Carmel New Albany and Mount Carmel Dublin. The Chalmers P. Wylie Veterans Outpatient Clinic on the east side handles a large outpatient veteran population.

The practical read is that Columbus supports academic, large community and pediatric careers inside one commute shed. Because the systems share one commute shed, changing employers does not necessarily mean changing houses, which is not a small thing when a spouse has just rebuilt a career in a new city.

Weather and seasons

Columbus gets four full seasons. Summers are warm and humid, winters are cold with real snow, and the shoulder seasons are long enough to make the calendar work. What Columbus does not get is the lake effect snow that piles up in northeast Ohio, because the metro sits far enough south of Lake Erie to be out of the snow belt. Households comparing Ohio metros should know that difference before they assume the winters are interchangeable.

Spring brings thunderstorms and the occasional severe weather day, and central Ohio is flat enough that wind matters more than terrain. New arrivals from warmer states usually find the adjustment is the length of the winter rather than its severity.

Recreation and family life

The Scioto Mile runs parks and a promenade along both banks of the Scioto River downtown, with an interactive fountain that occupies small children for entire afternoons. Franklin Park Conservatory sits a few minutes east, and the Columbus Zoo and Aquarium is up in Powell. The Metro Parks system covers Franklin County and its neighbors with trails and river access, and Hocking Hills State Park to the southeast is the standard central Ohio weekend.

In town, the Short North Arts District and German Village give the city two walkable evening districts with genuinely good restaurants. Sports organize a lot of the calendar. Ohio State football fills Ohio Stadium, the Blue Jackets play at Nationwide Arena, the Crew play at the Arena District stadium now named ScottsMiracle-Gro Field, and the Clippers play at Huntington Park downtown.

Schools and education

Columbus City Schools serves the core, and the suburban districts include Dublin City, Olentangy Local, Hilliard City, Westerville City, Worthington City, Upper Arlington City and New Albany-Plain Local, among others. A detail worth knowing is that several of those districts, including Dublin, Hilliard, Worthington and Westerville, have attendance zones that reach into Columbus city limits, so a Columbus mailing address does not tell you which district a house is in.

Assignment follows the address, boundaries shift as the metro grows, and fast growing districts open new buildings and redraw zones. Call the district office with the exact address before you make an offer, because a listing can be wrong about it. For a spouse, Ohio State sits inside the city and Columbus State Community College runs campuses across the metro, so a degree, a certificate or adjunct teaching does not require leaving the area.

Commutes and getting away

Columbus is flat, gridded and ringed by I-270, the outerbelt, which is the single most useful fact about commuting here. I-70 and I-71 cross downtown, and State Route 315 runs along the Olentangy River past the Ohio State medical campus, which is the route a large share of university physicians actually use. The one caveat is the downtown I-70 and I-71 split, where a multi year state reconstruction project has been rebuilding ramps and bridges and will continue into the 2030s. Drive your route at the hour you would actually drive it, and check the project's current ramp closures before you commit to an address.

John Glenn Columbus International Airport sits close to downtown and has been adding nonstop destinations, including new transcontinental and Canadian service, and a replacement terminal is under construction. For a physician household, a short drive to the airport and a growing nonstop map is what makes conferences, interviews and flights home to family fit into a working week.

What more than 1,000 physician families told us. We surveyed more than 1,000 physician families about what matters most when choosing a new city, and cost of living came first by a wide margin, 27%, ahead of weather (14%) and recreation (12%). In Columbus that ranking is doing quiet work, because the metro keeps growing without the housing math turning against a first attending contract.

Financing a Columbus home as a physician

Dr. Home Finance is a research and matching service, not a lender, a broker or a financial advisor, so what follows describes how lenders in this market tend to work. Physician mortgage programs are widely available from lenders serving Ohio. Depending on the lender, these programs may allow a smaller down payment than a conventional loan, treat medical student loan debt differently in the qualifying calculation, and waive mortgage insurance where it would normally apply. Eligible degrees, how long after training eligibility lasts and every other term vary by lender, and nothing is guaranteed.

Ask about contract based closing early. Some physician loan programs allow underwriting and closing on a signed employment contract before the first paycheck arrives, which is how an incoming Ohio State or Nationwide Children's hire can close before a July start rather than move twice in one summer.

One Columbus specific question belongs in the same call. In a market with a lot of new construction, builder timelines, rate lock windows and completion dates interact, so ask any lender how they handle a build that finishes after your start date. Bring the contract, the start date and your student loan documentation, model the payment in the mortgage calculator, and get matched with lenders serving Columbus.

Which health systems employ physicians in Columbus, Ohio?

The four major systems are the Ohio State University Wexner Medical Center, which includes a Level I trauma center and the Ohio State University Comprehensive Cancer Center and James Cancer Hospital, Nationwide Children's Hospital, which houses the Ohio State College of Medicine Department of Pediatrics, OhioHealth, whose hospitals include Riverside Methodist Hospital and Grant Medical Center, and Mount Carmel Health System, part of Trinity Health.

How does Ohio municipal income tax work if I work in Columbus but live in a suburb?

Ohio municipalities levy their own income tax, so a physician working inside Columbus city limits and living in a suburb such as Dublin, Powell or New Albany is dealing with two municipalities and whatever credit exists between them. It is routine here, but the rules vary by municipality, so have a local CPA price your situation before you assume a take home number.

How do school district boundaries work around Columbus?

Assignment follows the address, and several suburban districts including Dublin, Hilliard, Worthington and Westerville have attendance zones that reach into Columbus city limits, so a Columbus mailing address does not tell you the district. Boundaries also shift as fast growing districts open new buildings. Confirm the assignment with the district office for the exact address.

Can I close on a Columbus home before I start my new job?

In many cases yes. Some physician loan programs allow underwriting and closing on a signed employment contract before the first paycheck arrives, which is how an incoming Ohio State or Nationwide Children's hire can close ahead of a July start. If you are buying new construction, also ask how the lender handles a build that finishes after your start date.
