Physician Mortgage Loans in Denver, Colorado
Denver's hospital gravity runs from the Anschutz Medical Campus in Aurora to Denver Health downtown, which is why so many physician households end up looking here. If you matched, took a fellowship, or signed a first attending contract, the logistics of the move usually land on a spouse. This guide is written for that household: cost of living, weather, recreation, schools, commutes, and how physician mortgage financing actually works in Colorado.

How physician families ranked their priorities

Denver's medical gravity sits east of downtown, on the University of Colorado Anschutz Medical Campus in Aurora, where the CU School of Medicine, UCHealth University of Colorado Hospital, Children's Hospital Colorado, and the Rocky Mountain Regional VA Medical Center share one campus. Denver Health downtown, HCA HealthONE, Intermountain Health, CommonSpirit Health, and Kaiser Permanente fill in the rest.
One of you matched, signed a fellowship, or accepted a first attending job, and the other is doing the real work of the move: pricing houses, comparing districts, and figuring out whether a cross-metro commute is survivable in March. This guide is for that second person as much as the first, in the order our poll of physician families says they weigh things.
WHAT PHYSICIAN FAMILIES RANK #1 · 27%
Cost of living for a physician household
Housing is the whole conversation in Denver. Front Range prices climbed hard over the last decade, far enough that even attending physicians feel it. Residents and fellows feel it acutely. Coming from the Midwest or the Southeast, expect the same square footage to cost meaningfully more here. Coming from coastal California or the Northeast, Denver usually reads as a relief.
The rest of the budget is friendlier. Colorado taxes personal income at a single flat rate rather than graduated brackets, and residential property tax rates are low by national standards, though rising assessed values have pushed real bills up. In a metro this spread out, the tradeoff you are actually making is house size against drive time.
Do not take that on faith. Run your own figures in the physician mortgage calculator with a real Denver price range, then layer in student loans, childcare, and the year where only one salary is live if a spouse will be job hunting on arrival. The Colorado physician mortgage guide covers the statewide view.
Where Denver physicians work
Anschutz in Aurora is the anchor. The CU School of Medicine sits there alongside UCHealth University of Colorado Hospital, Children's Hospital Colorado, and the Rocky Mountain Regional VA Medical Center, so academic, pediatric, and veterans care are within walking distance of one another. For a couple where one partner is academic and the other is not, that concentration is unusually convenient.
Downtown, Denver Health is Colorado's safety net institution and a Level I trauma center, and a teaching affiliate of the CU School of Medicine that many residents rotate through. National Jewish Health, the respiratory and immunology specialty hospital, is another CU teaching affiliate.
On the private side, HCA HealthONE operates metro hospitals including Swedish, Rose, Presbyterian St. Luke's, Sky Ridge, and The Medical Center of Aurora. Intermountain Health came to Colorado through its merger with SCL Health and runs Saint Joseph, Lutheran, and Good Samaritan. CommonSpirit Health operates St. Anthony Hospital in Lakewood, also a Level I trauma center. Kaiser Permanente Colorado employs a large physician group, and AdventHealth runs Denver-area hospitals. Systems here keep realigning, so confirm who owns and staffs a hospital while you evaluate an offer.

Weather and seasons
Denver sits a mile above sea level, and the altitude is a real adjustment, not a slogan. Expect a few weeks of getting winded on stairs, faster dehydration, and sunburn on days that do not feel hot. Anyone running, cycling, or working overnights notices first. Do not schedule a hard move-in weekend and a first call shift back to back.
Winter is sunnier and far more intermittent than the Midwest version. Storms come through, drop snow, then sun and dry air take much of it off the pavement within a day or two, so locals treat winter as a series of events rather than one gray season. The heaviest snows often land in late winter and early spring, so a storm during a March house hunt is normal. Summers are dry with afternoon thunderstorms off the mountains, hail is a genuine risk on the plains side of the metro, and late summer can bring regional wildfire smoke. Ask about hail coverage before you close.

Recreation and family life
For many physicians the mountains are not a perk buried in the offer letter, they are the reason the offer gets accepted. That is worth saying plainly, because it changes the housing math. The I-70 corridor west of the city puts a long list of ski areas within a drive, and Denver owns a network of Denver Mountain Parks, including Red Rocks Park and Amphitheatre in Morrison. Winter Park Resort began as a city-owned mountain park, and Rocky Mountain National Park sits northwest, past Estes Park.
The part recruiting leaves out is traffic. Westbound I-70 on a winter Saturday morning can undo much of the appeal, which is why families who ski seriously go midweek on post-call days. Closer in, Washington Park, City Park, the Denver Botanic Gardens, and the Denver Museum of Nature and Science carry ordinary weekends, and the High Line Canal and Cherry Creek trails let you ride a long way without touching a car. Cherry Creek and Chatfield State Parks are the reservoir version of a beach, the honest substitute in a landlocked state. Union Station, Cherry Creek North, the Highlands, and old-town Golden and Littleton are the walkable pockets.

Schools and education
Denver is a many-districts metro, and district lines matter more than city lines when you shop. Denver Public Schools covers the city and runs a choice enrollment process, so the assigned neighborhood school is a starting point, not the final answer. Around it sit Cherry Creek School District, Littleton Public Schools, Jefferson County Public Schools, Douglas County School District, Aurora Public Schools next to Anschutz, Adams 12 Five Star Schools, and Boulder Valley School District.
Enrollment windows and choice deadlines do not wait for a July start date, so this is usually the first item the relocating spouse should pin down, before you narrow neighborhoods.
Higher education runs deep here. The Auraria Campus downtown holds the University of Colorado Denver, Metropolitan State University of Denver, and the Community College of Denver. The University of Denver and Regis University are private options in the city, Colorado School of Mines is in Golden, and the University of Colorado Boulder is a straight run up US-36. For a spouse finishing a degree or changing fields, that is workable without leaving the metro.

Commutes and getting away
The grid is simple: I-25 north to south, I-70 east to west, I-225 linking them through Aurora past Anschutz, C-470 and E-470 arcing around the south and east, and US-36 running to Boulder. Choose your side of the metro based on where you actually round. Living deep in Douglas County while working at Anschutz or at Denver Health downtown is a real commute, worse in snow, and worth driving before you fall in love with a listing. RTD light rail and commuter rail cover much of the metro from Union Station, though not every hospital.
Getting out of town is one of Denver's strongest cards. Denver International Airport is a hub for United, Southwest, and Frontier, with nonstops across the country and a substantial international list, and the RTD A Line runs from Union Station to the terminal. For conferences, locums shifts, or flying grandparents in on short notice, that matters. The airport sits northeast of the city on Pena Boulevard, so build in more time than the map suggests.
What more than 1,000 physician families told us. We surveyed more than 1,000 physician families about what matters most when choosing a new city, and cost of living came first by a wide margin, 27%, ahead of weather (14%) and recreation (12%). In Denver those three collide inside one decision, because the housing premium is what buys you the mountains and the sunshine that made the job attractive in the first place.
Financing a Denver home as a physician
Dr. Home Finance is a research and matching service, not a lender, broker, or financial advisor, so nothing here is an offer of credit. What we can describe is what lenders serving Colorado typically make available to physicians.
Lenders offering physician mortgage programs in Colorado commonly allow a lower down payment without private mortgage insurance, and many treat deferred or income-driven student loan payments differently than a conventional underwriter would. Terms, eligible degrees, loan limits, and years-in-practice cutoffs vary widely by lender, and a program that fits a first-year attending may not fit a fellow.
The feature that matters most to relocators is contract-based qualifying. Some physician loan programs let a resident, fellow, or incoming attending close on a signed employment contract before the first day of work, which is what makes a July start date and a summer closing fit together. How far ahead of a start date a lender will close differs by lender, so ask in the first conversation.
Denver pricing swings a lot between the south metro, the west side, and the neighborhoods near Anschutz, so compare several lenders. When you are ready, get matched with physician mortgage lenders serving the Denver metro, and use the mortgage calculator to test the payment against the contract you actually signed.
Where do most physicians work in the Denver metro?
The largest concentration is the University of Colorado Anschutz Medical Campus in Aurora, which houses the CU School of Medicine, UCHealth University of Colorado Hospital, Children's Hospital Colorado, and the Rocky Mountain Regional VA Medical Center. Denver Health downtown is the safety net hospital and a Level I trauma center and a CU teaching affiliate. Beyond those, HCA HealthONE, Intermountain Health, CommonSpirit Health, AdventHealth, Kaiser Permanente Colorado, and National Jewish Health all employ physicians across the metro.
Can I buy a Denver home before my residency, fellowship, or new job starts?
Often yes. Some physician loan programs let a resident, fellow, or incoming attending qualify on a signed employment contract and close before the first day of work, which is how a July start date and a summer closing fit together. How far in advance of a start date a lender will close varies by lender, so confirm the timeline early. Dr. Home Finance is a matching service, not a lender, so those terms come from the lender.
Is Denver affordable for a physician family?
It depends entirely on where you are moving from. Front Range housing prices climbed enough over the last decade that even attending physicians notice the cost, and residents and fellows feel it more. Families arriving from coastal California or the Northeast usually find Denver a relief, while families coming from the Midwest or Southeast should expect to pay more for the same house. Colorado's flat income tax and comparatively low residential property tax rates soften the rest of the budget. Model your own numbers with the Dr. Home Finance mortgage calculator.
Which Denver-area school districts should a relocating physician family look at?
The metro is split among many districts, so the district line matters more than the city name. Denver Public Schools covers the city and uses a choice enrollment process. Surrounding districts include Cherry Creek School District, Littleton Public Schools, Jefferson County Public Schools, Douglas County School District, Aurora Public Schools near Anschutz, Adams 12 Five Star Schools, and Boulder Valley School District. Enrollment and choice deadlines do not wait for a July start date, so settle the district before you narrow neighborhoods.
