Cost of living for a physician household

This is where Louisville makes its case. An attending salary stretches considerably further here than in the coastal metros and further than in Chicago, Nashville, or Denver. A resident or fellow household can realistically consider buying here in a way that is harder in a high cost market.

The tax picture takes a minute because of the border. Kentucky charges a flat state income tax. Louisville Metro levies an occupational tax on work performed inside Jefferson County that applies regardless of which state you live in, so an Indiana resident working at a Louisville hospital still pays it. Kentucky and Indiana have a reciprocity agreement on state income tax, but Indiana counties assess their own local income tax, and Clark and Floyd counties set their own rates.

Property tax rates differ on each side of the river, and so does homeowners insurance, so have your own licensed insurance agent quote the specific address on each side before you set a price range. Where Louisville physicians work

The academic core sits downtown. University of Louisville Hospital is the teaching and research hospital for the University of Louisville School of Medicine and anchors the medical district near the campus. Norton Healthcare reaches well past downtown, with hospitals and a large clinic network across greater Louisville and southern Indiana. Baptist Health Louisville sits on the east side of the county as part of a Kentucky based system with hospitals across the state. The Robley Rex VA Medical Center runs active residency programs affiliated with the UofL School of Medicine.

The non clinical economy matters here too, because it shapes the job market for a spouse. Humana is headquartered in Louisville, UPS runs its Worldport air hub at the airport, Ford operates the Louisville Assembly Plant and the Kentucky Truck Plant, and GE Appliances runs Appliance Park on the south side of the city.

Weather and seasons

Louisville gets four real seasons in an Ohio Valley pattern. Summers are warm and humid, winters are moderate with occasional snow and the odd ice storm that makes a hill in the Highlands or a bridge deck interesting on an early drive. Spring and fall are long and pleasant.

The Ohio Valley has a heavy pollen season, so a household with allergies should plan for it. Spring storms move through this region, so ask what a house has for a basement or shelter space, and check the flood zone determination on anything near the river or a creek, since a FEMA mapped zone makes flood insurance a lender requirement rather than a choice.

Recreation and family life

Louisville has one of the completed park systems designed by Frederick Law Olmsted and his successor firm, and it is the backbone of daily life here. Cherokee Park in the Highlands, with its scenic loop, plus Seneca Park, Iroquois Park, and Shawnee Park connect through a set of parkways. Waterfront Park runs along the Ohio downtown and carries the Big Four Bridge, a repurposed railroad bridge converted to a pedestrian and bicycle crossing that lands in Jeffersonville, Indiana.

Outside the city, Bernheim Arboretum and Research Forest is a short drive south, and the Red River Gorge in the Daniel Boone National Forest takes the climbing and hiking traffic east of the metro. Churchill Downs and the Kentucky Derby give the spring its own calendar, and the bourbon distilleries in the surrounding counties are a genuine weekend activity. Ocean access polled at 5% nationally and Kentucky has none, so the river, the lakes, and the forests do that work here.

Schools and education

On the Kentucky side, Jefferson County Public Schools covers the entire county, so choosing a Louisville address does not choose a district the way it does in most metros. The district runs an assignment plan alongside magnet and optional programs, and duPont Manual High School is one of its magnet high schools. Louisville also has a deep set of independent and parochial schools with their own admissions timelines.

Cross the river and the picture changes. Greater Clark County Schools serves Jeffersonville and much of Clark County, and the New Albany-Floyd County Consolidated School Corporation serves all of Floyd County including New Albany. Those are separate districts with separate boundaries and calendars, which is why the state line and school questions get answered together. Look up the assigned school for a specific address with the district before you get attached to a house. The University of Louisville is in the city and Indiana University Southeast is in New Albany, which gives a spouse a degree or a teaching option on either side of the river.

Commutes and getting away

Louisville is a driving metro with short commutes by big city standards. Interstates 64, 65, and 71 converge downtown near the medical district, and the Watterson Expressway and the Gene Snyder Freeway ring the county. If your household will cross the river regularly, learn the bridges before you buy. Three crossings are tolled electronically through the RiverLink system, the two Interstate 65 bridges downtown and the Lewis and Clark Bridge on the east end, while the Sherman Minton Bridge and the Clark Memorial Bridge are toll free.

Louisville Muhammad Ali International Airport sits south of downtown and is quick to reach from most of the county, which is a real quality of life item when you fly for conferences or locums work. UPS Worldport is the airport identity most people know, and its passenger schedule is smaller than a connecting hub's, so households with frequent long haul travel sometimes drive to Cincinnati, Indianapolis, or Nashville for more nonstops.

In Louisville that ranking tends to open a different question than it does in a coastal market, not whether a household can buy, but which side of the river it should buy on.

Financing a Louisville home as a physician

Lenders serving Kentucky and Indiana that offer a physician mortgage commonly allow a low or no down payment, skip mortgage insurance, and underwrite medical student loan debt on an income driven plan differently from a conventional file. Terms differ from lender to lender, and nothing is guaranteed on either side of the river.

The state line is the local wrinkle. A lender has to be licensed in the state where the property sits, so the list of lenders available for a house in Prospect or St. Matthews is not automatically the list available in Jeffersonville or New Albany. If you have not settled the side of the river yet, find lenders who can follow you either way and get both scenarios priced. Because the housing stock includes many older homes, ask how each lender handles appraisal conditions and repairs, and whether it offers a renovation option.
