The VCU Health MCV Campus sits in downtown Richmond, and it is the reason a great many physicians end up in this city at all. VCU Medical Center is a Level I trauma center verified for adult, pediatric and burn care, the Children's Tower opened in 2023 to bring pediatric inpatient, emergency, surgical and trauma care into one downtown building, and VCU Massey Comprehensive Cancer Center holds a National Cancer Institute comprehensive designation. The VCU School of Medicine trains on the same blocks.

The second fact that shapes a Richmond home search has nothing to do with medicine. Washington sits up the I-95 corridor, close enough that family visits and specialty conferences are a drive or a train ride rather than a flight, and far enough that housing here does not carry Northern Virginia prices. Cost of living for a physician household

Richmond is a mid-Atlantic metro without mid-Atlantic housing costs. An attending salary here covers more house than the same salary does in Northern Virginia, the Baltimore and Washington corridor, or the Boston and New York markets many candidates are leaving. That is the practical reason families who want East Coast proximity end up looking at central Virginia.

Virginia has a structural quirk worth knowing before you compare listings. Richmond is an independent city rather than part of a county, so the city and the surrounding counties of Henrico, Chesterfield, Hanover and Goochland each set their own real estate tax rates and each run their own school division. Virginia localities also levy a personal property tax on vehicles, which catches relocating households off guard because it is billed separately from anything in the mortgage escrow. All of it belongs in a conversation with a local CPA.

The upshot is that two similar houses on opposite sides of a county line can carry different annual costs and land in different school divisions. Where Richmond physicians work

VCU Health anchors the academic side downtown, with VCU Medical Center, the Children's Hospital of Richmond at VCU and VCU Massey Comprehensive Cancer Center clustered on the MCV Campus. The Richmond VA Medical Center on Broad Rock Boulevard, known for years as the Hunter Holmes McGuire VA Medical Center, is a teaching site where VCU faculty and trainees rotate.

Bon Secours runs a large community footprint across the metro, including St. Mary's Hospital in Henrico County, Memorial Regional Medical Center in Mechanicsville and St. Francis Medical Center in Midlothian. HCA Virginia operates Henrico Doctors' Hospital, Johnston-Willis Hospital in North Chesterfield and Chippenham Hospital, which carries its own Level I trauma center designation along with a burn center.

For a job search, the useful pattern is that the academic work concentrates downtown while the community hospitals fan out into Henrico and Chesterfield. A household that wants a county address and a downtown academic appointment is making a normal Richmond commute, not an unusual one, and the reverse is also true.

Weather and seasons

Richmond gets four distinct seasons without the extremes at either end. Summers are hot and humid, the kind where the river and the shade of the park system do real work. Winters are mild by Northeast standards, with cold snaps and the occasional snow or ice event that the region treats cautiously because it does not happen every year.

Spring and fall are long here, which is the quiet reason people stay. Tropical systems that come ashore further south or east sometimes track inland as rain and wind, so flood questions on a specific parcel are worth raising with the locality and with your insurance agent rather than assumed away.

Recreation and family life

The James River runs whitewater straight through the middle of the city, which is not something most metros can say. The James River Park System spans hundreds of acres along both banks, Belle Isle sits in the middle of the river with trails and rock outcrops, and paddling, climbing and running all happen within sight of downtown hospitals. The Virginia Capital Trail carries cyclists from Richmond down to Jamestown.

Culture is dense for the size of the city. The Virginia Museum of Fine Arts, the Virginia Museum of History and Culture, the Science Museum of Virginia and the Black History Museum and Cultural Center are all in town, and Maymont adds a large estate with gardens and a nature center. Weekends stretch in every direction, with the Blue Ridge and Shenandoah to the west and the Virginia coast to the east.

Schools and education

Virginia calls them divisions rather than districts, and the metro holds several. Richmond Public Schools serves the independent city, and the surrounding divisions are Henrico County Public Schools, Chesterfield County Public Schools, Hanover County Public Schools and Goochland County Public Schools. Because the city is not inside a county, crossing a line here changes both the tax bill and the school division at once.

Assignment follows the address, boundaries move, and specialty and magnet programs have their own application windows, so confirm the details with the division office for the specific address you are considering. On the higher education side, Virginia Commonwealth University and the University of Richmond are both in the metro, with Virginia State University in Ettrick and community colleges including Reynolds and Brightpoint serving the counties.

Commutes and getting away

Richmond sits where I-95 and I-64 cross, with I-295 arcing around the outside from Petersburg up to Short Pump. Two toll roads matter to a hospital commute. The Powhite Parkway brings Chesterfield County traffic into the city from the southwest, and the Pocahontas Parkway connects the south side to the airport and I-295. If you are comparing a Midlothian address against a Henrico one, price the tolls as part of the commute, not as an afterthought, and drive the route at the hour you would actually drive it.

Richmond International Airport is served by Allegiant, American, Breeze, Delta, JetBlue, Southwest and United, with nonstop service across the country and to a few Caribbean destinations, with Cancun service announced. The train is the other lever, and it is the one that separates Richmond from most metros its size. Amtrak Northeast Regional service runs from Staples Mill Road and Main Street Station up to Washington, Baltimore, Philadelphia, New York and Boston, which turns a conference or a weekend with family in the corridor into a train ticket rather than a flight.

What more than 1,000 physician families told us. We surveyed more than 1,000 physician families about what matters most when choosing a new city, and cost of living came first by a wide margin, 27%, ahead of weather (14%) and recreation (12%). In Richmond that ranking explains the shape of the search, because households here are usually comparing this metro against a Northeast corridor city where the same contract buys noticeably less.

Financing a Richmond home as a physician

Dr. Home Finance is a research and matching service, not a lender, a broker or a financial advisor, so what follows describes how lenders in this market tend to work. Physician mortgage programs are widely available from lenders serving Virginia. Depending on the lender, these programs may allow a smaller down payment than a conventional loan, treat medical student loan debt differently in the qualifying calculation, and waive mortgage insurance where it would normally apply. Eligible degrees, how long after training eligibility lasts and every other term vary by lender, and nothing is guaranteed.

Contract based closing is worth raising in the first call. Some physician loan programs allow underwriting and closing on a signed employment contract before the first paycheck arrives, which is how an incoming VCU Health resident or a Bon Secours hire can close in early summer rather than sign a lease and move twice.
