Physician Mortgage Loans in Austin, Texas

Austin is a teaching-hospital town that only recently became one, and that changes how a physician household should think about buying here. Dell Medical School at The University of Texas at Austin and Dell Seton Medical Center anchor a metro where Ascension Seton, St. David's HealthCare, Baylor Scott & White Health, and Dell Children's carry the rest of the clinical load. This guide covers what the doctor and the spouse actually weigh: cost of living, where the jobs are, weather, water and trails, schools, commutes, and how physician loan programs work in Texas.

How physician families ranked their priorities

Pie chart of what physician families rank most important when choosing a city: cost of living 27%, weather 14%, recreation 12%, education 11%, airport 10%, commute 10%.

Austin is one of the few large American metros where the main academic teaching hospital is younger than most of the attendings working in it. Dell Medical School at The University of Texas at Austin is one of the newer medical schools in the country, and its teaching hospital, Dell Seton Medical Center at The University of Texas, sits downtown at the south edge of the UT campus as the region's adult Level I trauma center. Ascension Seton, St. David's HealthCare, Baylor Scott & White Health, and Dell Children's Medical Center of Central Texas carry the rest of the clinical load.

That newness matters practically. Service lines and campuses here are still being built out, so a first attending job often has more room to shape a role than an older academic center offers. It also means the housing decision gets made fast, usually by the spouse, while the physician finishes training somewhere else.

Cost of living for a physician household

Texas has no state income tax, and that is the first line a physician household runs when the offer letter arrives. The counterweight is property tax. Texas funds schools and local services heavily through it, so escrow is a larger share of an Austin monthly payment than doctors from income-tax states expect. Ask early about homestead exemptions and how a recent sale can reset an assessed value.

The other thing that makes Austin its own animal is that housing here tracks the technology economy more than medicine. Dell Technologies, Tesla, Samsung Austin Semiconductor, Apple, Oracle, and IBM all employ heavily here, and their hiring cycles move inventory in ways unrelated to hospital staffing. Housing costs in Austin have historically run ahead of the other large Texas metros and have moved more sharply in both directions. Compare current figures for your target price range rather than relying on a general rule.

An attending salary stretches considerably further here than in coastal California or the Northeast, and less far than in most of the rest of Texas. Because property tax does the work an income tax does elsewhere, the only honest comparison is a full monthly payment with taxes and insurance included. Run real numbers in the physician mortgage calculator, and read the Texas physician mortgage guide for how lenders approach the state.

Where Austin physicians work

Dell Seton is the academic hub and the safety net hospital for the city, and the primary site for Dell Medical School residents in internal medicine, surgery, and the transitional year. Dell Med trains in partnership with Ascension Seton, the Central Texas Veterans Health Care System, and CommUnityCare Health Centers, so trainees rotate across public, academic, and community settings.

Ascension Seton operates a broad set of campuses, including Ascension Seton Medical Center Austin, Ascension Seton Northwest, Ascension Seton Williamson in Round Rock, and Ascension Seton Cedar Park. St. David's HealthCare operates St. David's Medical Center in central Austin plus its North Austin, South Austin, and Round Rock medical centers. Baylor Scott & White Health opened its first hospital inside Austin city limits on US 290 and has campuses from Cedar Park and Lakeway to Buda and Taylor.

Pediatrics has its own gravity. Dell Children's Medical Center of Central Texas is the freestanding children's hospital and the teaching site for the Dell Med pediatric residency. Veterans care runs through the Central Texas Veterans Health Care System, which operates a large standalone outpatient clinic in Austin and a community clinic in Cedar Park. And because the employer base here is not primarily healthcare, spouse employment is often easier to solve than in a classic hospital town.

Weather and seasons

Summer defines Austin, and it is long. Heat arrives well before June and lingers past September, which reorders family life toward early mornings, evenings, and water. Winters are mild enough that outdoor time never really stops, though Central Texas gets occasional hard freezes and ice events that strain the power grid and close schools.

Spring and fall stretch long enough here to carry most of the outdoor calendar, and Hill Country wildflower season is the local marker for it. Two local realities are worth knowing before you sign. Central Texas is flash flood country, with Hill Country creeks that rise fast, so check whether a property sits near a creek or a low water crossing. And cedar fever, the winter allergy season driven by Ashe juniper pollen, is distinct here.

Recreation and family life

Austin recreation is built around water, the right adaptation to the heat. Barton Springs Pool in Zilker Park is spring fed and cool enough to swim year round. Lady Bird Lake runs through downtown with no motorized boats allowed, so it is a paddling and rowing corridor, and the Ann and Roy Butler Hike-and-Bike Trail loops it. Lake Austin and Lake Travis cover boating.

On land, the Barton Creek Greenbelt runs miles of trail and swimming holes through south Austin, McKinney Falls State Park sits southeast of downtown, and Pedernales Falls State Park is a short drive west into the Hill Country. For a household coming off years of call, the useful part is that most of this is a weekday-evening option, not a weekend expedition.

Live music, food trucks, and Central Texas barbecue are woven into ordinary weeknights here. Austin FC plays at Q2 Stadium, and the Moody Center hosts University of Texas basketball and touring shows. Walkability is real downtown, near campus, and along South Congress, and thins out fast in the suburban ring.

Schools and education

The metro is carved into many independent school districts, and which one you land in is decided by the address. Austin ISD covers most of central Austin. Eanes ISD serves the Westlake area west of downtown, Lake Travis ISD covers Lakeway and Bee Cave, Dripping Springs ISD sits southwest, Round Rock ISD and Leander ISD cover the northern growth corridor, Pflugerville ISD is northeast, and Hays CISD runs south toward Buda and Kyle.

Because attendance zones in fast growing districts get redrawn as new campuses open, ask the district which elementary, middle, and high school an address feeds today and whether a rezoning is already on the calendar. A house inside a district is not the same as a house zoned to the school you toured. Private school waitlists run on a calendar that rarely matches a July start date.

For the household's own plans, The University of Texas at Austin is the flagship, with St. Edward's University and Huston-Tillotson University in the city, Austin Community College across multiple campuses, and Texas State University in San Marcos.

Commutes and getting away

Austin traffic is a north south problem. Interstate 35 is the spine and the bottleneck, and MoPac, signed as Loop 1, is the parallel relief valve that becomes its own bottleneck at peak. US 183 handles the northern arc, Loop 360 threads the hills on the west side, and the SH 45 and SH 130 toll roads skirt the core. Pick your side of the river and of I-35 based on where you round.

A downtown post at Dell Seton, a north Austin post near St. David's North Austin Medical Center, and a Round Rock post are three different housing searches. CapMetro's Red Line commuter rail runs from Leander through north Austin into downtown, a real option on a predictable schedule and irrelevant on a call-heavy one.

Austin-Bergstrom International Airport sits southeast of downtown and has grown into a serious origin airport, with a wide slate of nonstop domestic destinations and an expanding set of international routes. That means a national meeting, or a trip back to wherever the grandparents live, can often be done without a connection. Houston, Dallas, and San Antonio are all drivable in a few hours, which covers most of the rest.

What more than 1,000 physician families told us. We surveyed more than 1,000 physician families about what matters most when choosing a new city, and cost of living came first by a wide margin, 27%, ahead of weather (14%) and recreation (12%). In Austin that becomes a specific arithmetic problem: no state income tax on one side of the ledger, property taxes and a tech-driven housing market on the other.

Financing an Austin home as a physician

Dr. Home Finance is a research and matching service. We are not a lender, a broker, or a bank, we do not set terms, and we do not approve anyone, so everything here describes what lenders offer rather than anything of ours. Physician mortgage programs are widely available from lenders operating in Texas, and Austin is covered by both national lenders and regional banks. Lenders serving Texas typically offer low or no down payment options for eligible physicians, structures designed to avoid private mortgage insurance, and underwriting that treats student loan debt differently than a conventional loan would. Terms and eligible degrees vary by lender.

For relocating households, the feature that matters most is contract based closing. Some physician loan programs allow underwriting on a signed employment contract before the first day of work, so a household can close ahead of a July start at Dell Seton, St. David's, Ascension Seton, Baylor Scott & White, or a private group. Each lender sets its own window and documentation requirements.

What we do is track which lenders serve physicians in Texas and on what terms, so you are not cold-calling banks between clinic days. When you are ready, get matched with physician lenders serving Austin.

Do lenders offer physician mortgage loans in Austin, Texas?

Yes. Physician mortgage programs are widely available from national lenders and regional banks operating in Texas, and the Austin metro is well covered. Lenders serving Texas typically offer low or no down payment options for eligible physicians, structures designed to avoid private mortgage insurance, and student loan underwriting that differs from conventional loans. Eligible degree types and terms vary by lender, so compare more than one.

Can I close on an Austin home before I start at Dell Seton or another hospital?

It is usually possible. Some physician loan programs allow underwriting on a signed employment contract before your first day of work, so a July start at Dell Seton Medical Center, St. David's HealthCare, Ascension Seton, Baylor Scott & White, or a private group does not have to mean renting for a year first. Each lender sets its own window between closing and start date and its own documentation requirements, so raise it in the first conversation.

How do Texas property taxes work when you buy a home in Austin?

The part that catches relocating buyers is the reset. Texas county appraisal districts value property for tax purposes, and a recent sale hands the district a fresh market figure to work from, so the tax line on a home you just bought can differ from what the previous owner was paying and from what a listing shows. In a market that has swung as hard as Austin's, that reset can move in either direction. Ask the lender to escrow against a reassessed value rather than the seller's current bill, and ask about the residence homestead exemption and the cap it places on annual increases in appraised value for a primary home.

Which parts of the Austin metro are closest to the major hospitals?

It depends on where you round. Dell Seton Medical Center and Dell Medical School are downtown at the south edge of the University of Texas campus. St. David's North Austin Medical Center and Q2 Stadium sit in the north Austin corridor, St. David's South Austin Medical Center is south of the river, and Ascension Seton, St. David's, and Baylor Scott & White all operate campuses in Round Rock and the northern suburbs. Interstate 35 and MoPac are the two north south bottlenecks, so choose a side of the river and a side of I-35 based on your primary site.
