Cost of living for a physician household
An attending contract stretches further in Miami than in coastal California or the Northeast, and the statewide tax and program picture is laid out in the Florida physician mortgage guide. That is where the simple version ends. Housing here is priced like a coastal international city, and the mortgage payment is often the least volatile of the three numbers that decide whether a home works.
The other two are insurance and association dues. Miami-Dade property insurance carries windstorm exposure and named storm deductibles, and lenders require flood coverage inside FEMA special flood hazard areas. Both usually land in escrow. Two houses on the same block can quote very differently depending on roof age, elevation and impact rated windows, so price coverage on a specific address early in the search with your own licensed insurance agent.
Condominiums add a layer specific to Florida right now. State law requires milestone inspections and structural integrity reserve studies for condominium and cooperative buildings of three or more habitable stories, and associations have to fund structural reserves rather than waive them. That means dues reflecting real reserve funding and, in some buildings, special assessments. Ask for the milestone inspection report, the reserve study, the budget, the reserve balance and the assessment history before you get attached to a unit.

Jackson Memorial is the primary teaching hospital of the Miller School and home to the Ryder Trauma Center, an American College of Surgeons verified Level I trauma center for adults and children. The University of Miami Health System carries two national draws in Bascom Palmer Eye Institute and Sylvester Comprehensive Cancer Center, a National Cancer Institute designated comprehensive cancer center. Baptist Health South Florida anchors the southern and western county with Baptist Hospital, South Miami Hospital, Doctors Hospital, West Kendall Baptist Hospital, Homestead Hospital and Miami Cancer Institute. One thing genuinely distinguishes practice here. Weather and seasons

The water is the point. Key Biscayne holds Crandon Park and Bill Baggs Cape Florida State Park, Matheson Hammock Park lines the bay in Coral Gables, and Oleta River State Park anchors the north end of the county. Biscayne National Park and Everglades National Park are both close enough for a post-call day off.
On land there is Fairchild Tropical Botanic Garden, Zoo Miami, the Phillip and Patricia Frost Museum of Science and Vizcaya Museum and Gardens. Food is the other reason people stay, with Cuban, Haitian, Colombian, Venezuelan and Peruvian cooking as everyday options. Walkability is real but local, concentrated in Brickell, downtown, Coral Gables and Miami Beach, while most of the county is built around driving.

Schools and education
Miami-Dade County Public Schools serves the city and the county, and its magnet system is the piece relocating families should understand first. The district runs magnet programs across themes that include Health Sciences, STEM, international studies and the arts. Design and Architecture Senior High and Coral Reef Senior High are two well known examples.
The catch is timing. Magnet applications open in the fall and close in the winter, earlier than most residency, fellowship and attending timelines resolve. Start them while you are still interviewing and let the housing search follow.
If your job sits at the north end of the metro, Broward County Public Schools becomes the relevant district, so check the county line against your commute. For spouses continuing a degree or a career, the University of Miami, Florida International University, Miami Dade College and Barry University all sit inside the metro.

Commutes and getting away
Direction matters more than distance in Miami. I-95 runs the coastal spine, the Dolphin Expressway and the Palmetto Expressway carry the suburban traffic, Florida's Turnpike serves the western edge, and US-1 runs south through Coral Gables toward Homestead. Causeways connect the mainland to Miami Beach and Key Biscayne, and a causeway backup is a different problem, because there is no parallel road to fall back on.
Transit helps in a narrow band. Metrorail serves the Health District and connects it to Coral Gables and the University of Miami campus, the Metromover is free downtown, and MiamiCentral puts Brightline and Tri-Rail in one building for trips to Fort Lauderdale, West Palm Beach and Orlando.
Miami International Airport is one of the strongest cards this metro holds. It is an American Airlines hub and a primary United States gateway to Latin America and the Caribbean, and Fort Lauderdale-Hollywood International Airport is a practical second option for the northern half of the metro. Conferences, locums weekends and flights back to family are rarely the hard part here.

Lenders serving Florida commonly offer physician mortgage programs, and the features cluster. Some allow low or no down payment up to a program limit, some waive the mortgage insurance a conventional loan would require, and many treat medical student debt using an income driven payment rather than a percentage of the balance.
