Physician Mortgage Loans in Los Angeles, California
Los Angeles pulls physician households in for one reason: a match, a fellowship, or a first attending contract at UCLA Health, Cedars-Sinai, Keck Medicine of USC, Kaiser Permanente, or a Los Angeles County hospital. Everything else in the move gets built around that address. This guide covers what the metro actually costs a physician household, where doctors work, and how lenders structure physician loans in an expensive coastal market.

How physician families ranked their priorities

Almost no physician household moves to Los Angeles for the idea of Los Angeles. They move because a match, a fellowship, or a first attending contract landed at UCLA Health, Cedars-Sinai, Keck Medicine of USC, Kaiser Permanente, or a Los Angeles County safety net hospital. The schools, the commute, and the mortgage all get built around that one badge.
In most of these households the physician is not the one building it. The doctor is finishing a rotation in another state while the spouse compares district boundaries against freeway traffic and works out how a hospital job in an expensive county turns into a house. This guide is for that person.

Cost of living for a physician household
Be honest with yourself early. Los Angeles is expensive, and it does not get cheaper because you are a physician. An attending salary that buys a large house on real land in the Midwest buys far less square footage here, on a smaller lot and often further from the hospital. That is not a reason to skip the market. It is a reason to plan the purchase differently than a colleague moving to Ohio would.
Three structural facts shape the math. California income tax is progressive and reaches high brackets at attending income, so take-home pay is smaller than the offer letter suggests. Property taxes under Proposition 13 are anchored to what you pay for the house, so a long-held neighbor's bill tells you nothing about yours. And homeowners insurance in wildfire exposed parts of the county has become harder and costlier to place, so get quotes before you are in escrow.
The real squeeze for doctors arriving here is usually not income. It is cash. A purchase at Los Angeles price levels asks for a down payment residents and fellows have not had time to accumulate, in the same month they are paying moving costs. That gap is what physician loan programs were built around, which is why they matter more in a high cost metro. Model your own numbers with the physician mortgage calculator.
Where Los Angeles physicians work
UCLA Health anchors the Westside with Ronald Reagan UCLA Medical Center in Westwood and UCLA Santa Monica Medical Center, both teaching sites for the David Geffen School of Medicine at UCLA. Cedars-Sinai Medical Center trains its own residents and fellows. Keck Medicine of USC sits on the Health Sciences Campus near Boyle Heights, next to Los Angeles General Medical Center, the county safety net hospital formerly known as LAC+USC.
The Los Angeles County Department of Health Services also runs Harbor-UCLA Medical Center in the South Bay, Olive View-UCLA Medical Center in Sylmar, and Rancho Los Amigos National Rehabilitation Center in Downey. Charles R. Drew University of Medicine and Science partners with UCLA in South Los Angeles, and MLK Community Hospital serves Willowbrook.
Kaiser Permanente is a major physician employer across the region and operates the Kaiser Permanente Bernard J. Tyson School of Medicine in Pasadena. Children's Hospital Los Angeles is affiliated with the Keck School of Medicine, City of Hope in Duarte draws cancer faculty nationally, and Huntington Health in Pasadena is a Cedars-Sinai affiliate. Providence covers the Valley and the South Bay, including Providence Little Company of Mary Medical Center in Torrance.

Weather and seasons
Weather is the part of Los Angeles that lives up to the advertising. The climate is Mediterranean, with dry warm summers and rain concentrated in winter, and outdoor life is possible year round. For a physician coming off residency in a cold city, taking the kids to a park after a late shift in February is not a small change.
The nuance is microclimates. The coast near Santa Monica and the South Bay sits under a marine layer locals call May gray and June gloom, and stays cooler than the San Fernando and San Gabriel Valleys. Fall brings Santa Ana winds, hot dry offshore conditions that raise wildfire risk in the foothills and canyons. Let that shape where you shop and how you budget for insurance.

Recreation and family life
Los Angeles suits the schedule physicians actually have, which is odd hours and short windows. Griffith Park, Runyon Canyon, the Santa Monica Mountains, and Topanga State Park put serious hiking inside the city, the Angeles National Forest rises above Pasadena, and the beaches run from Malibu through Manhattan Beach down to Long Beach. Ocean access polled at 5%, and here it is a weekday option rather than a vacation.
The cultural depth is unusual for a metro this spread out: the Getty Center, LACMA, The Broad, the Huntington Library in San Marino, Dodger Stadium, and the Hollywood Bowl. Food polled at only 3% but matters more once you live somewhere, from San Gabriel Valley Chinese restaurants to Koreatown and Thai Town. Walkability, at 2%, is pocketed rather than citywide, real in Santa Monica, Old Pasadena, and Culver City.
POLL RANK #4 · 11%
Schools and education
Public school here is not one system. Los Angeles Unified School District covers much of the city and runs an extensive magnet and choice program, but much of the metro sits inside independent districts with their own enrollment rules. Santa Monica-Malibu Unified, Beverly Hills Unified, Glendale Unified, Burbank Unified, Pasadena Unified, South Pasadena Unified, Arcadia Unified, Torrance Unified, and Manhattan Beach Unified are all separate, and their lines do not follow city names or ZIP codes cleanly. Get the assignment for an exact address confirmed by the district enrollment office rather than by a listing site, because a Los Angeles mailing address and a Los Angeles Unified assignment are not the same thing.
The independent school market is deep, and admissions run on an earlier calendar than relocating families expect. If your move follows Match Day or a July start date, ask about waitlists as soon as you know the city. For spouses and older children, UCLA, USC, Caltech in Pasadena, Occidental College, Loyola Marymount University, Pepperdine in Malibu, and the Cal State campuses put graduate programs and faculty appointments inside the same metro.

Commutes and getting away
In Los Angeles, distance is a poor unit of measurement. Time of day is the real one. The 405 through the Sepulveda Pass between Westwood and the San Fernando Valley, the 101 through Hollywood, the 10 across the Westside, and the 110 through downtown behave like different roads morning and evening. The saving grace for many physicians is that call schedules and early rounds put them on the freeway against the flow.
So answer the where-you-work question honestly before the house hunt starts. A physician at Harbor-UCLA and one at Olive View-UCLA in Sylmar should not be shopping the same neighborhoods. Rail helps in specific corridors: the Metro E Line runs to Santa Monica, the A Line connects Pasadena and Long Beach through downtown, and the D Line subway is being extended west in phases toward Westwood.
Getting out is straightforward, and in a county this wide the useful question is which airport you can actually reach before an early flight. Los Angeles International Airport carries a deep domestic schedule plus direct international service. Hollywood Burbank is often faster from the San Fernando and San Gabriel Valleys, and Long Beach, John Wayne, and Ontario International are alternatives depending on which side of the metro you settle.
What more than 1,000 physician families told us. We surveyed more than 1,000 physician families about what matters most when choosing a new city, and cost of living came first by a wide margin, 27%, ahead of weather (14%) and recreation (12%). In Los Angeles that ranking is not theoretical. The housing math is where this move gets difficult, and everything the metro offers on weather, coastline, and recreation sits on the far side of it.
Financing a Los Angeles home as a physician
Dr. Home Finance is a research and matching service, not a lender, so nothing below is an offer from us. It is what lenders active in California commonly offer, and what to confirm in writing with each one.
Lenders serving California often extend physician mortgage programs to residents, fellows, and practicing attendings. The recurring features are low or no down payment, no requirement for private mortgage insurance, and underwriting that treats medical student loan debt differently than a conventional file. Some count an income driven repayment amount rather than a percentage of the balance, and some set aside loans in deferment. Eligibility and documentation vary widely, so ask rather than assume.
Two details carry extra weight here. Los Angeles County is designated a high cost area for conforming loan limits, and plenty of purchases still land above that ceiling, so ask each lender where their physician program stops and whether a jumbo version exists. And many lenders will underwrite a signed employment contract as qualifying income and allow closing shortly before your start date, which is the difference between buying and renting for a year.
Model a payment with the mortgage calculator, read the statewide picture in the California physician mortgage guide, and when you are ready to compare real offers, get matched with physician loan officers who work the Los Angeles market.
Do lenders offer physician mortgage loans in Los Angeles?
Yes. Lenders active in California commonly offer physician mortgage programs to residents, fellows, and practicing attendings buying in the Los Angeles market, typically with low or no down payment and no private mortgage insurance requirement. Dr. Home Finance is a research and matching service rather than a lender, so terms, eligibility, and pricing always come from the lender you work with.
Can I buy a home in Los Angeles before my hospital start date?
Frequently that is possible. Many physician loan programs let a signed employment contract serve as qualifying income and allow closing shortly before the start date, which helps physicians relocating to UCLA Health, Cedars-Sinai, Keck Medicine of USC, Kaiser Permanente, or a Los Angeles County hospital. The allowed window varies by lender, so confirm it before you make an offer.
Do physician loans cover jumbo loan amounts in Los Angeles?
Los Angeles County is designated a high cost area for conforming loan limits, and many purchases in the metro still exceed that ceiling. Some lenders offer jumbo sized physician loans while others cap their program lower, so ask each lender where their physician program stops and whether a jumbo version exists.
How do physician lenders treat student loans for a Los Angeles purchase?
Physician loan underwriting often handles medical school debt more flexibly than a conventional loan, for example by counting an income driven repayment amount or setting aside loans in deferment. That flexibility matters more in an expensive metro like Los Angeles because it preserves borrowing capacity. The exact treatment varies by lender, so ask each one how they will count your loans.
